What is the best way to extend your home?

With the many different property and house types across Wellington, there is no blanket approach to extending a house. The best way to increase the square meterage of your house will depend on what’s possible with regards to the size of your current house, its structural and engineered capabilities, council rules and regulations as well as budget considerations.
At Refresh, you’re in good hands. We’ve completed well over a thousand renovations across the country and are working with well-respected tradesmen and a reliable network of local suppliers. Our experienced team will be able to marry up all of the different requirements and develop a design plan created specifically for you and your house. There may be different possibilities of extending your home, whether that means converting previously unused attic space, building a second storey, excavating space underneath your house or pushing the walls out at ground level.

Kitchen extensions and bathroom extensions are hugely popular. With kitchens in particular, where families tend to spend a lot of time, it’s worth considering expanding that space and creating an open-plan kitchen/dining/living space with great indoor-outdoor flow where that’s possible.

Do I require a building consent for my house extension?

Most likely the answer will be yes. In most cases, where the footprint of the house will be altered, or where structural and engineering work is required, a building consent from Wellington City Council will be required. Other consents such as recourse consent may also be needed, and your project must adhere to strict rules and be completed in compliance with the building code.

How much does a house extension cost?

Extension costs in Wellington depend on many different factors including the size and scope of your project. As a rule of thumb, same-level extensions tend to be more cost-effective than second storey additions or basement excavations. Click here to find out more details about ideas and costs for a same-level home extension. We’ve also compiled useful price guides for dormer extensions, second storey additions, loft conversions and basement conversions
Home extensions require careful planning, so we follow a proven process – from initial briefing, concept and feasibility, working drawings and costing through to the construction stage and your finished home. We make renovating easy by having one dedicated point of contact for the entire duration of the project, and by utilising a successful project management system. We focus on great communication and customer service, and we’ll keep you informed at every step of the project.

Your Style,
Your Budget,
Our Expertise

Refresh®’s process supports a bespoke design and build: a renovation tailored to your lifestyle requirements and taste. Your local Full Home Renovation renovation consultant will manage every aspect for you - working to keep everything on track.

Step 1

Briefing / Initial Consultation

The first thing your Full Home Renovation renovation consultant will want to know is what it is that you want to achieve through your home renovation. In this initial consultation, you can throw all of your ideas on the table - your consultant will then tailor them to your property and budget.

Step 2

Concept and Feasibility

With a clear understanding of your renovation goals, your Full Home Renovation consultant can arrange for an architectural concept to be drawn up. This allows your Full Home Renovation consultant to assess whether or not your ideas are feasible, and allows you to point out any changes you would like in the design - before any work begins.

Step 3

Working Drawings and Costing

Next, working drawings will be developed. These will take into account the engineering, structural, design and aesthetic decisions you have made. If you would like to make any further changes, now is the time to do so. From there, your Full Home Renovation consultant will present you with a fixed-quote as well as a contract.

Step 4

Build / Construction Stage

Finally, you get to witness your project transition from the page to your property! Every aspect of the build will be managed for you, allowing you to carry on with your everyday life. Your Full Home Renovation consultant will do everything in their power to keep your project on schedule so that it can be completed within a set timeframe and budget.

Step 5

Your Finished Renovation

The final stage is for your local Full Home Renovation consultant to ensure that all Council documentation is completed and you have the necessary Code of Compliance documentation. Congratulations – your renovation is complete!
