Getting Started

Lynne, the owner of this Surfers Paradise villa, had been renting out the property while living overseas. She’d been away for many years, over which time the villa had gathered its fair share of wear and tear, including cracked tiles in one of the bathrooms.
With the prospect of herself or her family living there in the future, Lynne decided it was time to give the property some much needed TLC. However, selling wasn’t off the table, so it was likewise important to look at opportunities for increasing property value.
Lynne liked the idea of Refresh Renovations’ all-encompassing service – a one-stop shop that can take care of everything. To get started, she contacted local Renovation Partner Martin Peirone to arrange an initial consultation, during which she could discuss her budget and greater goals.

Creating the Concept and Determining Cost

With $150,000 to invest, Lynne had set out to renovate the property’s kitchen, main bathroom, and ensuite. But after the concept creation and costing phases, Martin’s estimate came in at just $100,000. With that happy surprise, Lynne decided to reallocate the remaining $50,000 toward additional upgrades around the home.
The amended concept included renewing flooring, interior painting, lighting upgrades, and remodelling the small downstairs bathroom. And while the final budget estimation came in at $150,000, Martin still managed to bring this villa renovation in just under at $148,681.

It Takes a Village

Numerous tradespeople were needed for various jobs: plastering, painting, plumbing, electrical work, and carpentry. Martin also enlisted the help of a flooring expert to sand and reseal the villa’s incredible Tasmanian oak floors. Since Lynne had the project professionally managed, she didn’t have to worry about coordinating multiple tradespeople. Martin took care of everything.
After completion, Lynne shared highly positive feedback on her experience. “The process from initial consultation to design, costing, and completion was smooth and reassuring. A Fantastic Outcome

Combining the kitchen and lounge into a large open-plan space has allowed natural light to pour in and flow freely throughout. The updated coastal colour scheme is a far cry from the previously dated interiors and creates a soothing, modern look for the main living areas.
Ripple-textured aqua tiles in the kitchen splashback are reminiscent of the sea — which is just a stone's throw away. And further contributing to the laid-back atmosphere, a trio of rattan lantern lights hang above the new kitchen peninsula, which features warm-toned timber cladding that complements the re-sealed Tasmanian oak floors.
Keeping materials consistent throughout the home has ultimately established a seamless design; matte black finishings pair perfectly with the unique tiling found in the kitchen and bathrooms, as does the timber used for all cabinetry.

Final Thoughts

Before its renovation, this Surfers Paradise villa was anything but modern. Suffocated by arbitrary walls, sunlight was hard to come by, and the dated style didn’t brighten the place either. The results of its transformation are, however, quite the opposite. 
Martin Peirone and his renovation team have done an incredible job of bringing the seaside villa into the light. Lynne was so rapt with the results that she started planning for an additional renovation of her one-bedroom unit downstairs. Still in the concept and feasibility stages, she’s looking forward to getting it started.
